Leasing & Applications

Applicants are to have an income of 2.5x the amount of rent and pass a background/credit screening.

The approval process can take 1-3 days.

The lease term can be 3 to 12 months.

There is a non refundable application fee of $40 and $100 admistrative fee. Security deposit is also required equal to 1 months rent

Yes. Tours are offered in person or virtually before applying to an apartment.

Rent & Fees

Rent can be paid in person by check or money order or online via the rent pay portal.

Rent is due by the 10th of each month.

If rent is received later than the 10th, a $50 charge will be applied.

Utilities that are included in rent are water, trash, and sewage. Residents are responsible for gas and electric.

Security deposit is equal to one months rent.

Parking is avaiable for a fee of $75 for outside uncovered parking and $85 for outside covered parking and $125 for garage parking.

Maintenance

Maintenance requests can be taken in person, over the phone or online using our resident portal.

In case of maintenance emergency, residents should contact the office immedtialy or stop by in person.

We do offer 24 hour maintenance.

Residents do not have to be present for maintenance requests. As long as maintenance has permission to enter.

Noise complaints can be submitted in person, over the phone or online via the resident portal.

Amenities & Features

The property has laundry rooms avaiable on each floor as well as trash chutes. There is a community room, fitness center and outside patio area.

There is no fitness center or pool.

Parking is available for a fee and is assigned to the resident with a parking number.

Yes, there is a laundry room on our lower level equipped with 5 washers and 5 dryers.

Apartment & Appliances

Hood range stove, dishwasher and refrigerator/freezer are all included.

The apartments do not come furnished.

There are no in unit washers and dryers.

The apartments are equipped with central air and heating.

Move-In/Move-Out

In order to move in, an applicant has to be approved, have a signed lease and supplied the security deposit and first months rent.

Moving in early is not possible unless the rent is prorated.

Scheduling a move out can be coordinated with the property manager with date and time of move out. A walkthrough inspection will be completed at time of move out.

The apartment will be cleaned before move in.

In order to get the security deposit back, residents must not have a past due balance, no major damages to the apartment and lease ends on the lease end date.

Technology & Connectivity

Internet and cable are provided by the company the resident chooses to use for service.

Wifi is avaiable in common areas.

Smart home features are not included.

Location & Transportation

Public transportation is right outside the building on S Highland Ave

Pittsburgh Univesity and Carnegie Mellon are two schools that are nearby. Whole foods, Target and a handful of resturaunts are all in walking distance as well.

Deliveries & Packages

Packages are received in the front foyer and brought into a package area located on the first floor.

We have a package area with shelving and mailboxs for each apartment.

Policies & Legal

Subletting is not allowed.

Renters insurance is recommended but not required.
